How ATG Services Inspects Residential and Commercial Construction Projects

Lenders fund construction in stages, and every draw depends on knowing what is actually in place on site. ATG Services inspects construction projects for lenders on all types of residential and commercial builds. Our coverage has expanded to multiple states, and every report is managed from our Dallas office.

Residential inspections

On custom home, renovation and rebuild loans, our inspector walks the house at each draw and checks the borrower's budget line by line against the work in place: site work and foundation, framing and dry-in, roofing, MEP rough-in, insulation and drywall, cabinets, finishes and exterior work. Each line gets a percent complete, and the visit is documented with dated photos so the lender can see what was funded.

Recent residential work includes a new custom home north of Houston that has moved from interior trim and cabinetry into exterior stone and covered porches, and a full renovation in the Orlando area at the drywall and fixture-setting stage.

Commercial inspections

Commercial projects call for a deeper review. Along with the site walk, we reconcile the contractor's pay application (G702/G703) and schedule of values to field observations, and review change orders, retainage, stored materials and lien waivers before making a funding recommendation.

Recent commercial work includes a multifamily building in Dallas with unit kitchens, countertops and corridor finishes underway; a tilt-wall industrial building in the Fort Worth area with the roof structure in place; and a self-storage facility south of Dallas with interior partitions and roll-up doors installed.

What the lender receives

  • A site observation report with progress photos from each visit

  • Percent complete by budget line and work in place compared to the amount requested

  • A clear draw recommendation, typically within a few business days of the request

  • Notes on schedule, quality concerns and items to watch on the next visit

We can also work directly in the lender's draw platform when requested. ATG holds ICC Commercial Building Inspector, ICC Building Plans Examiner and HUD certifications.
