SITE OBSERVATION REPORTS

The written record behind every draw approval: dated site photos, pay application reconciliation and a funding recommendation, on residential and commercial projects nationwide.

Site Observation Reports (SORs)

A Site Observation Report is the written record a lender relies on to approve a construction draw. ATG prepares SORs after each site visit that document progress, reconcile the contractor’s pay application, and give a funding recommendation your credit file can stand on.

What is in every ATG Site Observation Report

  • Project summary: contract sum, approved change orders, current and remaining balance

  • Schedule: baseline versus actual progress, with projected completion

  • Construction progress by division, with dated site photographs

  • Pay application reconciliation: billed versus observed percent complete, line by line

  • Stored materials, retainage, and lien waiver status

  • Open items, deficiencies, and anything that could affect completion

  • Funding recommendation and confirmation that the balance to complete is sufficient

How SORs fit your draw process

We schedule site visits around your draw cycle so the report arrives when your administrator needs it. Reports follow the same format on every project, which makes portfolio review, participant reporting, and audits straightforward.

Who we prepare them for

Banks, credit unions, and private lenders funding commercial, multifamily, hotel, industrial, and residential construction nationwide, as well as participants and investors who need an independent record of progress on a project they have funded.
