Construction loan monitoring is the full-cycle service that protects a lender from the first funding to the final draw. ATG Services acts as your construction consultant from closing through completion: reviewing the documents up front, inspecting the work before every draw, and reporting in a format your credit team can rely on.

What monitoring includes

  • Front-end document and cost review: plans, budget, contract, schedule, contingency, and permits, with a written report on whether the project is feasible and adequately funded

  • Draw inspections before each funding request

  • Site Observation Reports with a funding recommendation after every visit

  • Change order, retainage, and lien waiver tracking across the life of the loan

  • Schedule and balance-to-complete monitoring, with early warning when either moves off track

  • Completion and closeout inspection at the end of the project

Coverage

Credentials

Inspections are led by an ICC Commercial Building Inspector and Building Plans Examiner with HUD certification. ATG has served as an approved construction consultant on national and regional lender vendor panels since 2018.
